It is something you normally only do once in your lifetime. We aim to make the process as easy as possible. To help, we have developed this short guide to answer some questions we often get asked.
Q1. Can you show examples of your work?
Yes, we have a portfolio of stunning houses that we have created for private clients. Some examples can be viewed online at www.graydesignltd.co.uk. We are well known for our high quality traditional and contemporary bespoke homes. Each has been developed after detailed consultations and site visits to ensure final plans suit the owner’s needs. Therefore we recommend a tailored approach to every project.
Q2. What are your fees?
We understand it is important to manage costs with any new home or extension. Following your initial brief, we will outline our fees in simple and clear terms. We offer both design only and design/ project management options. Any additional charges will be fully listed and agreed in advance. We can also give you an indication of any third party costs like planning application fees and site surveys, etc.
Q3. Who will be working on my job?
At Gray Design, we ensure that one of our two Directors is involved in every job we undertake. They will be your main point of contact from the initial meeting. Based on feedback, we know this is very important to our clients. A Director will be supported by an Inhouse Architect too.
Q4. How long will the project take?
This is probably the hardest question to answer. Obtaining planning permission is normally the biggest variable. This can range anywhere between 6 to 9 months following submission to local councils. Once approval has been received, a new build takes, on average, another 12 months.
Q5. Can you manage the building works too?
Yes, we offer a full project management service. This is the preferred option for many of our clients. We can guide you from the initial plans until the final handover of your home. We can quickly assess and cost the construction, create a tender document and handle the appointment of a suitably qualified contractor. This gives our clients peace of mind that their work is professionally managed by our team of experts.
